It's a flat paint and primer in one. I've recently heard that Diamond Vogel sells a good flat white paint called Elevate. I'm yet to try it but plan to soon. With an exposed ceiling, especially one like ours that has many pipes, wires, nooks and crannies, it’s best to spray the paint to get a good even finish. I can’t even imagine how long it would have taken with a brush, but it only took about 2 hours with our trusty paint sprayer. Rodda's Master Painter Flat is my go-to for ceilings. It's dead flat, covers great, thicker than ProMar, Ultra-Low VOC, and my price is about $20/gallon.
